Important Notice About Online Payments Please note that online payments do not provide instant POA membership or beach access. It typically takes several business days for funds to be transferred and received by the Association. After that, payments must be verified, recorded in our system, and beach tags issued by office staff during regular business hours. Do not assume that online payment guarantees immediate beach access. You must wait until you receive your official beach tags before using POA facilities. We appreciate your patience and understanding.

STICKER REQUEST NOTICE: All requests for powered watercraft must be accompanied by a copy of the current registration for each craft before tags are issued. Tags will not be issued for vehicles not registered in the applicant’s name. There is a maximum of four registered powerboats (including PWCs) per property. In addition: a) NJ Residents must provide a copy of their current NJ Boating License b) Out-of-state residents who boat on Upper Greenwood Lake must provide either a NJ Boating license or their out-of-state driver’s license plus a NJ Boat Safety Certification. NEW FOR 2021: All household members with current license(s) and boat safety certification(s) must also provide copies of their documentation.

        Easement Fees

        Mandatory Easement Payment

        All properties with deeded lake rights must pay the annual easement fee.

        PLEASE ENTER QUANTITY- NOT DOLLAR AMOUNT. The easement fee is due by March 1st. Total includes late fees (after March) . All online payments include credit card processing fee.
        POA Membership Dues must be paid in ADDITION to the Easement Fee. POA Membership is optional for all easement holders. Please Note: If you have a dock space or wish to keep your boat in the water overnight, you MUST join the POA.

        2025 easement fee is $291.35 and is due by March 1st. Total includes Credit Card processing fees and late fees (after March). PLEASE NOTE- Any payments are applied towards to past due easement fees first.

        Optional POA Membership Dues- ****Nonlake front Dock owners paying after MAY 1- contact the office before paying to make sure your space has not been reassigned. ****

        In order join, POA Dues must be paid in addition to your easement fees. Once you are assigned a dock, you must join the POA. Dock Owners are charged a $25/mo late fee after March 1st. Docks not paid by May 1st can be reassigned.
        2025 Membership is $318.87. Total includes NJ Sales Tax and Credit Card processing fees.
